The investor lens reads each suburb for long-run signal: confirmed capex, employer expansion, transit pipeline, supply pipeline, yield. Each pick gets a stronger / moderate / weaker tier with a stated horizon (1–2yr, 3–5yr, or 7–10yr) plus drivers and risks.
The investor lens is a separate read on top of the safety / liveability verdict. A suburb can be green-light to live in but weak as an investment, or amber to live in but stronger as an investment — those are different questions.
Stronger conviction means multiple independent drivers support long-term appreciation and rental stability — confirmed capex commitments, concrete employer expansion, transit improvements that are already in delivery (not just announced).
Moderate conviction means one or two real drivers exist but the thesis is execution-dependent. The infrastructure must actually deliver on schedule, or the announced employer expansion must translate to floorspace.
Weaker conviction means a thesis exists but the headwinds are meaningful — a heavy supply pipeline, market-cycle exposure, or local risk factors that could compress returns. We still publish weaker picks because some users specifically search for high-yield over capital growth.
Every tier comes with a stated horizon — short (1–2 years, trigger event already imminent), medium (3–5 years, infrastructure rolling in), or long (7–10 years, structural growth, speculative tail).
What we don't do: forecast specific returns. We do not say "this suburb will return X% over Y years." Anyone who quotes a percentage forecast for a specific suburb without showing the comp set is selling, not analysing.
