Green means we found multiple independent positive signals — strong school catchment, growing employer presence, mature transit, low crime tone — with no major counter-signal. Buyers and renters can move forward with an ordinary level of due diligence.
Amber means there is a real positive case AND at least one material risk you should weigh. The reasons spell out both sides — for example, a strong rental yield but high apartment-supply pipeline that may compress price growth.
Red means the area has a notable downside that you should price in before committing. The reasons name it — flood history, congested arterials, very thin resale liquidity, or a quality-of-life issue with no near-term fix.
Confidence (0–100) tells you how strong the underlying evidence is. A green verdict at confidence 88 is much more decisive than a green verdict at confidence 55. We deliberately keep confidence visible so you don't over-trust a thin call.
