Madhapur (HITEC City): mature sub-market with the strongest current employer concentration. Land bank near exhausted, which supports price stability. 1–2 year horizon. Apartment median ~₹1.65 Cr. Risk: ticket size now ₹1.5 Cr+ for a 2BHK — yield compresses to 2.8–3.2%, redevelopment ruled out.
