Hyderabad's IT-corridor core (Madhapur, Gachibowli) pushed 2BHK entry above ₹1 Cr in 2024. But ₹1 Crore-and-below still buys you a real, deliverable 2BHK across three peripheral bands.

Outer west corridor (~30–45 min to HITEC peak): Nallagandla (~₹75–95L for 2BHK), Tellapur (~₹65–90L), Bachupally (~₹55–80L), Patancheru (~₹50–75L), Chandanagar (~₹65–90L). Most builds are 2018+ gated towers. Local services maturing.

North growth belt (~45–60 min to HITEC peak): Kompally (~₹65–85L), Quthbullapur (~₹50–75L), Bowenpally edge (~₹70–90L), Alwal (~₹55–75L). Mix of newer gated and older standalone-block stock.
