Telangana state's transaction taxes on a Hyderabad property purchase break down into three components: stamp duty, registration charges, and transfer duty (often referred to collectively as "sub-registrar charges").
Indicative 2025 rates on residential property in GHMC limits: stamp duty 4%, registration 0.5%, transfer duty 1.5%. Total: 6% of the property's market value as assessed by the sub-registrar. Sub-registrar valuation vs contract price: tax is calculated on the HIGHER of contract price or the sub-registrar's circle-rate valuation. For most Hyderabad transactions in 2025, contract price is at or above the circle rate so this doesn't change the math — but in older central neighbourhoods (Old City, Charminar area) where circle rates have lagged, the contract is the operative number.
Concessions: a partial concession for property registered in a woman's name (1% reduction in stamp duty in some categories) — verify current rules. No first-time buyer concession comparable to Victoria's; the Telangana state subsidy structure is different and works through DTCP / HMDA layout schemes rather than a stamp-duty waiver.
Process: registration happens at the sub-registrar's office for the property's location. The buyer pays the charges via challan, both parties sign the sale deed in person, and the original registered deed is returned 7–14 days later. End-to-end: typically 2–4 weeks from final price agreement to registered deed in hand.
GST on the sale: applies separately to under-construction property (5% on residential, 1% on affordable) but not on ready-to-move resale homes. Many Hyderabad buyers in 2024–25 prefer ready stock specifically to avoid the GST + interest-during-construction stack on under-construction.
