Public-school zoning is the single strongest predictor of family-suburb pricing in Melbourne. The Victorian state system zones each public school to a specific catchment polygon, and addresses inside the zone trade at a measurable premium over equivalent houses on the wrong side of the line.

The strongest catchments in 2025 are: Balwyn High (Balwyn, Balwyn North, parts of Kew East), Canterbury Girls' Secondary (Canterbury, Surrey Hills, Box Hill South), McKinnon Secondary College (Bentleigh East, McKinnon, southern Carnegie), Glen Waverley Secondary (Glen Waverley, Wheelers Hill, parts of Mount Waverley), and Box Hill High (Box Hill, Box Hill North, parts of Mont Albert).
