All three cities are India's top tech-employer hubs and the IT-corridor rental thesis is similar — corporate tenants, 11-month leases, predictable demand, well-defined sub-markets.
Hyderabad: IT corridor core (Madhapur, Gachibowli) gross yields 3.0–3.6%. Outer corridor (Tellapur, Bachupally) 3.5–4.2%. Capital values for a 2BHK in HITEC City ~₹1.5–1.8 Cr.
Bengaluru: IT corridor core (Whitefield, Sarjapur Road, Marathahalli, Koramangala, HSR) gross yields 2.8–3.2%. Capital values for a 2BHK in Whitefield / HSR run ₹1.5–2.0 Cr — similar ticket to Hyderabad. Bengaluru's IT employer base is the largest in India, which supports a deeper tenant pool but compresses yields slightly.
Pune: Hinjewadi / Wakad / Magarpatta corridor yields 3.0–3.5%. Capital values are lower — 2BHK in Wakad runs ₹80L–1.2 Cr. Pune's edge: lower entry ticket. Drawback: smaller IT employer base, slower job growth in 2024–25.
Hyderabad's edge over Bengaluru: lower capital values for similar yields (i.e. easier entry ticket, slightly more cash on cash). Bengaluru's edge: tenant pool depth and brand recognition with international corporates.
What this means for an investor choosing between cities: yield alone is not the differentiator — they're within 100bp of each other. The decision is about (1) which city's pipeline you have most conviction in, (2) which city you can manage from (most landlords self-manage in their home city), (3) the actual ticket you can afford.
