Renting in Melbourne is a triangulation of three things: weekly rent, transit / commute, and walkability + amenity (cafes, restaurants, parks, gyms). Middle-ring tram-belt suburbs save ~A$80–150 per week on rent vs the inner ring at the cost of an extra 15–25 minutes of daily commute.
Inner ring (CBD-proximity, walkable to most jobs): Carlton, Carlton North, Fitzroy, Collingwood, Richmond, South Yarra, Prahran, North Melbourne, Docklands, Southbank. 1-bed unit median A$520–620/week. Strong cafe / restaurant density. Tram + train + walking covers most of the city.
Middle ring tram-belt: Brunswick, Brunswick West, Northcote, Thornbury, Caulfield, St Kilda East, Camberwell, Hawthorn. 1-bed unit median A$460–540/week. Tram access to CBD in 25–35 minutes. Well-developed cafe scene, especially Brunswick / Northcote / Carlton.
Transit-driven middle-ring: Box Hill (Belgrave/Lilydale lines, future SRL East station), Glen Waverley (terminus of Glen Waverley line), Footscray (Sunshine/Werribee lines + Metro Tunnel benefit), Sunshine (multiple lines + airport rail upside). Rent is lower again — 1-bed A$420–500.
